What is included in your fixed fee for acting on a lease transaction?
Our fixed fee service for leasing commercial, industrial or retail property normally includes:
- Preparing or advising on any heads of terms or leasing proposal and assisting you in negotiating them.
- If you are a landlord – drafting the lease and negotiating for you on any changes requested by the tenant.
- If you are a tenant – reviewing the lease and negotiating changes to the lease terms.
- Providing you with a lease report identifying the important terms and conditions of the lease.
- Liaising with the other side’s lawyers on your behalf to finalise the lease. For landlords we also attend to registration of the lease if required.
- If the lease is a sublease then we also review the headlease and assist in obtaining the necessary consents from the landlord.

- Preparing the contract for sale.

- Liaising with your agent, your mortgage lender and the purchaser’s solicitor/conveyancer.

What is included in your fixed fee for acting on a purchase?
Our fixed fee legal service for purchasing a property normally includes:
- Preparing a report on the contract for sale in which we’ll look for any nasties buried in the contract, summarise the important contract terms and explain the property title such as the legal boundaries, any easements, restrictive covenants and zoning restrictions.
- Reviewing and negotiating the terms of the contract for sale with the vendor’s solicitors.
- Reviewing the terms of any leases or tenancies at the property.
- Exchanging contracts.
- Attending to all conveyancing procedures, preparing the transfer and arranging settlement.
- Liaising with your agent, your mortgage lender and the vendor’s solicitors.

How do you charge?
We offer fixed fees for your development. Talk with us about your development and we will prepare a scope of works and a fixed fee for works falling within that scope. We appreciate that often it isn’t possible to know what is involved too far in advance so we can scope each stage as it arrives and offer a fixed fee for that stage.
Alternatively, you may be interested in a monthly retainer where you pay a fixed monthly fee for all our work done for you in that month. The retainer fee is reviewed regularly to keep it fairly priced for the amount of work done.
